With the current plummet of the real estate business, foreclosures are inevitable. Interest rates continue to plunge and this occurrence have changed lives putting a lot of families into living the uncertainties. Some benefit from the misfortune of others so they say. For couples who have been saving to buy a house, the opportunity presents itself and now is the best time to purchase that dream dwelling. Experts say that if one could hold buying until 2011, one could still have a good price for a home. A very short delay for those mini wireless spy cameras you have been meaning to have in your study or in the baby’s room or perhaps a gazebo, a pool or a sauna room right in the middle of the backyard garden. Or perhaps a little cottage in the countryside.

So how do I handle the crisis? For one, I make sure that I maintain control over things that I can still manage, with the resources that I have. For one, I try to get rid of the things that make me worry (other than mortgage and things that I can’t totally control). Like I just set up a hidden spy camera at home. This way, I stop worrying about the nanny mishandling my baby or taking her hands on my private stuff.

Gone are the days when people who wanted to buy properties visit the sites for ocular inspections. Modern technology has made it possible to search a wide range of property for sale in various areas by going online on specific websites. Cameras are placed strategically around the property covering all the salient areas for perusal. Equipped with a digital video recorder server, the activities are viewed at real time and is PC-based, thus the online inspection. This is prevalent among properties for sale by owner for direct selling which will save one from commissions for agents and negotiations are easier and done faster and perhaps an owner financing can be arranged.

A thorough understanding of your dealings will be very important especially when it comes to mortgage agreements.

There are several types of loans, having adequate knowledge of the costs that are associated with it will help you choose the appropriate kind that applies to your category. It is vital to know each charged amount since all these should be paid upon closing your mortgage.

Purchase Points

This is also known as the discount points or “buy down” which is an immediate fee that is being paid to the lender upon closing in order to lower the interest rate over the entire duration of the loan. Each point is equivalent to one percent of the whole loaned amount. Example, if your total loan is $100,000 the corresponding will be equal to $1,000.

The bigger the amount, the more points you have. As a result the lower interest rate you will be charged. However, this also means that you will need a lot more money upon finalizing your mortgage. So, you have to assess how much you can afford to pay per month and how long do you plan to live in a particular home. If you decide to live there for at least five years, purchase points will do you a lot of good. The longer the length of time, the more money you can save on interest for the loan.

The benefits you’ll receive are obvious, such as having a group of people paying your mortgage every month. With a multi-unit structure you can be assured that you have the needed funds for the repairs and upgrades. Moreover, if you deduct the expenses and the taxes you may owe from the monthly earnings, you’ll realize that you still have plenty to spare for your personal expenditures and possible reinvestment. Another thing you must consider is the number of units you’ll invest in. The more units you have means the less risk you might encounter. If you have a 5-unit structure and lost a tenant, you’re business is still ongoing with the other units’ rents.

Here are the guidelines for home sellers to come up with better pricing, smart presentation, and getting more incentives.

1. Set the Price Right

Most sellers mark up the price of their real property based on the previous years’ market value. In order to ascertain that you are selling your house at the right price, do a comparable analysis. Obtain a list of selling prices for those properties in the market that are similar to your house. This would help you know the going rate for a particular type of property.

Once you know this, you could set a price that is slightly lower compared to your competitors. As long as you know you are not on the losing end, this will do you a lot of good. Buyers have the tendency to go for the least cost. Chances are you will probably have multiple offers.

If this is not possible, prepare a list of your amenities and employ the comparable market price list which you could present to your prospective buyer. Make so much more noise by advertising your property.

2. Scrutinize your Agent

Choose someone who has an adequate experience in the business and one who has a good track record.

Settling for a new comer who will take a lesser percentage from a sale will not be so good. A reputable agent will still be indispensible.

3. Glam up your House

Make sure that your property will look well-maintained. If possible do a bit of redecoration for this purpose.

More often a seller gives a prospective buyer some incentives. Cars or a vacation trip is usually given. However, this might make you look desperate. Instead of that, offer to pay a part of the closing costs.

Another way is to give a higher bounty or commission to someone who could bring in the purchaser.

5. Go with the Flow

It is time to go house hunting but before you get started first, you have to sit down and make a list. What kind of list, you ask? A list of what features of a house you are looking for. Write down the elements that you would want in a new home. Keep things real too and in conjunction with your budget. For example, a pool or backyard and even readily installed DVR security systems.

You might want to put this in two categories. One category should be features that you can’t live without and the other are features that you want but not necessarily a must-have.
